Volume nearly doubled and the median rose $305,000 while the citywide median slipped from $544,884 to $530,000. Per square foot, waterfront went from $347 to $408 while the rest of Hendersonville sat flat at $229.

That is the headline, and it is also where most write-ups of this market stop. The more useful number is what sellers actually gave up to get those prices. Waterfront homes closed at a median of 91.5 percent of their original asking price. The citywide figure was 98.3 percent.
